You choose the architect, work with that person throughout the entire design phase and purchase a complete set of plans and specifications - all before you can begin the estimating process. You have spent tens of thousands of dollars on a set of plans for a building that you may not even be able to afford to build! And then you have to guarantee your selected builder that those plans are free from errors on the architect's part.
